WHAT BUYERS ARE LOOKING FOR IN NEW HOMES
Despite the increasing cost of building materials and labour pushing up the cost of building homes, construction professionals have to create homes that accommodate exactly what buyers are looking for. One of the advantages of newly built homes is that they can be created with people’s current needs in mind.
Following the enforcement of remote working and social distancing in 2020 during the Covid-19 pandemic, demand has increased for houses with one or two rooms that can be easily converted into office space. Ideally, these rooms should have windows to let in enough light and enough power outlets to run multiple devices simultaneously.
The question of how to add these extra rooms without simply making houses larger and thereby more expensive emerges. The answer is to sacrifice general living space, since most people prefer a community around them and therefore want to socialise outside of their houses more.
With the rapid rise of technology use and the artificial intelligence boom, most people want their homes equipped with every piece of smart technology available, since certain gadgets do make a home more desirable. Electric vehicles are a trend that is growing; therefore, having a facility to charge an electric vehicle is now a must and is expected to become the norm in the coming years. The smart security systems market is growing, and this is a testament to how seriously people take the role technology plays in their personal security. Home builders, however, need to be very careful not add smart features just for the sake of it.
Location within a community
Location is still the main factor that people look for when assessing whether to buy a home or not. Homebuyers are looking for locations that have a strong sense of community and where neighbours feel connected. Home builders must dig a little deeper and find out whether an area is really a welcoming place for someone to move.
